ProHome Realty, Inc. is owned and operated by Steve Johnson, a licensed North Carolina Real Estate Broker, member of the Raleigh/Wake & National Board of Realtors, member of the Triangle Multiple Listing Service, a Business Administration graduate and an area resident since 1972. Steve grew up in the property management business and has been managing real estate in the Triangle since 1988. ProHome Realty, Inc., established in 1996, manages single family and mutli-family residential properties in the Triangle. By concentrating on a smaller property owners, we are able to provide each owner with more personalized, higher quality service. We have an extensive knowledge of the Triangle real estate market and have a large number of contacts in the property management field that will facilitate the leasing, management and maintenance of your property.
ProHome Realty, Inc. provides 24 hour service for your property and its residents, ensuring that your property gets the attention it requires whether there is an emergency, routine maintenance call or simple question. We also have a toll-free number, e-mail address and fax number for the convenience of our owners and tenants.
When vacant, your property will be advertised in the rental section of the MLS (Multiple Listing Service) that is used by all area Realtors. A sign will be placed in the yard, the property will be listed on our website “ProHomeRealty.com”, Realtor.com and your property will be listed with several area rental agencies and other contacts that specialize in the placement of prospects in rental properties. The only advertising cost you are responsible for, at your option, will be a property specific ad in the local newspaper. We will handle all ads on your behalf.
Rent will be collected by ProHome Realty, Inc. and mailed to you on the 15th of each month. If a resident fails to pay rent, court action will be taken against them. We will go to court to collect the rent and/or evict the tenant as part of our management service.
Maintenance will be performed on a per call basis and will be billed out accordingly. We do not place a surcharge on vendor bills. We generally set a $300 spending limit on any maintenance repair and will contact you for approval if a repair will exceed this limit. We receive preferential scheduling and/or pricing from most of our sub-contractors.
All accounting is handled by a professional property management software program. Reports are mailed to you monthly detailing income and expenses. All monies collected and held on an owner’s behalf are kept in the required escrow accounts.
